Where the CHF 100,000 equity comes from

Swiss rules require at least half your equity as "hard" equity — cash, savings or pillar 3a (not the pension fund). We build it over 5 years:

Does the bank say yes? (Affordability test)

Swiss banks don't test at the real rate — they stress-test at a theoretical 5%, plus 1% maintenance and amortization, to be sure you could cope if rates rose. Your housing cost must stay under a third of gross income:

At today's real Swiss rates of roughly 1–1.5%, the actual interest on a CHF 400,000 mortgage is only about CHF 4,000–6,000 per year — a fraction of the 5% stress-test figure. The test is deliberately conservative; your real monthly cost is far lower.

What was announced

On August 26, 2026, Economy Minister Luis Caputo announced the "Programa de Licitación de Plazos Fijos con Destino a Crédito Hipotecario" — a $2 trillion ARS program using ANSES's Fondo de Garantía de Sustentabilidad (FGS) to fund long-term mortgage lending. The FGS places 1- and 5-year time deposits with banks in tranches of $200 billion ARS, giving banks longer-duration funding to match 15-30 year mortgages. The first auction is expected in 2027 — this is a funding mechanism for banks, not yet a retail product open for individual applications.

The published terms

Maximum rate: UVA + 7.5%. Minimum term: 15 years. Maximum loan: 150,000 UVA. Purpose: purchase, construction, expansion or renovation of a first home only. Total program: $2 trillion ARS, auctioned to banks in $200 billion tranches.

The worked example from the announcement

Caputo's own example: a USD 106,000 property, financed 75% (≈USD 80,000, ≈$114M ARS) over 25 years at UVA + 7%, gives an estimated starting installment of ≈$865,000 ARS/month. Using the 25%-of-net-income rule banks typically apply, that implies a household net income around $3.46M ARS/month — his example assumed two earners at roughly $1.8M ARS each.

How to start preparing your folder now

Bank-specific requirements for this program aren't published yet, but Argentine mortgage applications consistently ask for the same core folder. Getting this ready now means you can move fast once a bank opens applications:

  • DNI and proof of address for all applicants
  • Recent income proof — recibos de sueldo (payroll) or, if self-employed, monotributo/autónomo statements and the last 2-3 years of tax filings
  • Employment certificate (antigüedad laboral) or, for business owners, constancia de inscripción and financial statements
  • Bank statements and existing account history, ideally with the lending bank
  • Credit history check — no active BCRA default listings ("Veraz" clean situation)
  • Property details once identified: boleto de compraventa, current title/escritura, and a valuation the bank can commission
  • Proof of the down payment funds (typically 25%+ of the property value under this program's terms)

The point: the funding mechanism was just announced and won't reach individual borrowers until banks run their first auction in 2027 — but the household income math and documentation folder are worth preparing now, so you're ready the moment a bank opens applications.
